Pipe boots and vent collars
The commonest leak on any asphalt roof. The rubber perishes long before the shingles do and the replacement is an hour's work.

A great many coverings come off while they still had a decade in them. Where the mat is sound and the laps are sealed, one day of work buys years at a small fraction of a tear-off.

A covering fails in small places long before it fails as a whole. A split boot, a valley worn thin, step flashing that was never fitted properly behind a wall โ each of those causes a leak while the other nine-tenths of the roof is perfectly serviceable.
The commonest leak on any asphalt roof. The rubber perishes long before the shingles do and the replacement is an hour's work.
Step and counter flashing re-set or renewed, including the ones that were originally caulked in place and are now failing exactly as caulk always does.
Worn metal or open valleys reworked, and the shingle cut lines re-laid so water runs down the centre rather than under the cut.
Lifted, creased or missing tabs replaced and re-sealed, ridge cap renewed where wind has taken it, and the windward rakes brought back down.
When the mat has gone brittle across whole slopes, when the granule loss is general rather than local, or when there are already two layers up there, a repair is money spent twice. The findings will say so in those words, and the replacement price will sit beside it so you can compare them.
An hour on the slopes and a second half-hour underneath, ending in a written list of what is wrong and what merely looks it.

Read the page →The inspection tells you whether this is a repair roof or a replacement roof, and it is free either way.
